Carrying costs matter as much as price here. Ask early about property insurance — windstorm and flood are typically separate from a standard policy — and get quotes before you're under contract, because they vary a great deal by roof age, construction type and elevation.
A large share of the market is condo, townhome or HOA-governed. Request the association's budget, reserves, rules and any special assessments, and for condos ask about recent structural and reserve studies. Rental and pet restrictions differ building by building, so check them if either matters to you.
Flood zone, elevation and permit history are worth confirming on any property, and homestead exemption and the way assessed value resets after a sale can change your tax picture significantly from what the current owner pays. Your agent, insurer and closing attorney or title company can walk through all of it with you.
