What to know before you buy in Vermont

Vermont is a town-by-town state. Zoning, schools, road maintenance and permits are handled locally, and two adjoining towns can feel like different markets. Chittenden County carries most of the state's jobs and its tightest inventory; the ski corridors trade on a seasonal, largely second-home calendar; and the Northeast Kingdom is a slower, more rural market where land, access and utilities matter as much as the house.

Away from village centers, plenty of Vermont homes rely on a private well and septic system, so ask early which utilities a property actually has and what documentation comes with them. It's also worth asking about year-round road access and whether the road is town-maintained or a private right-of-way, and about heating fuel and any buried tanks.

Before you write an offer, check the town's zoning and permit history, the current property tax picture, insurance availability and cost, and have a Vermont attorney review the contract and title. Local representation early makes all of that straightforward.
