Boundaries: U.S. Census Bureau, 2023 Cartographic Boundary Files (county subdivisions), simplified for the web. Regions are Bean Group editorial groupings, not government boundaries.

Regions

No region highlighted.

Massachusetts is fully incorporated: its 351 municipalities — 58 cities and 293 towns — cover the entire Commonwealth. Villages, neighbourhoods and census-designated places such as Allston or Buzzards Bay sit inside these municipalities and are not separate towns.

Ten regions

Massachusetts, region by region

Editorial groupings maintained by Bean Group — a way to orient yourself, not official boundaries. Where a county doesn't match how a market actually trades, we split it.

Greater Boston

Boston and the cities and towns that ring it — walkable neighbourhoods, the Red and Orange Line suburbs, and the closest thing the state has to a year-round, all-price-point market.

37 cities and towns

The North Shore

Cape Ann and the coast from Nahant to Ipswich — harbours, historic downtowns, commuter rail to North Station, and some of the most sought-after shoreline in the state.

22 cities and towns

Merrimack Valley

The river cities of Lowell, Lawrence and Haverhill with the towns around them — mill-city redevelopment, more house per dollar, and a straight run up I-93 or I-495 to New Hampshire.

21 cities and towns

MetroWest & the 495 Corridor

The Route 9, Route 2 and I-495 towns west and south-west of Boston — strong school districts, conservation land, and the commute traded for space.

32 cities and towns

The South Shore

Hingham and Cohasset south through Duxbury and Plymouth — beaches, harbours, the commuter boat, and a summer-to-year-round mix that shifts town by town.

25 cities and towns

South Coast & Bristol County

New Bedford, Fall River, Taunton and the Buzzards Bay towns — working waterfronts, the South Coast Rail extension, and the lowest entry prices within reach of Boston and Providence.

24 cities and towns

Cape Cod & the Islands

The fifteen Cape towns plus Martha's Vineyard, Nantucket and the Elizabeth Islands — a seasonal market with its own inventory rhythm, wastewater rules and year-round communities behind the summer one.

23 cities and towns

Central Massachusetts

Worcester, the Blackstone Valley, the Brookfields and the Nashoba Valley — the state's second city, orchard country, and commuter rail in both directions.

66 cities and towns

The Pioneer Valley

The Connecticut River from Springfield up through Northampton, Amherst and the Franklin County hilltowns — college towns, farmland, and the most affordable housing in the eastern half of the state.

69 cities and towns

The Berkshires

Williamstown and North Adams south through Lenox, Stockbridge and Great Barrington — mountains, Tanglewood and the museums, and a long-established second-home market.

Counties

14 Massachusetts counties

County government was abolished in much of the Commonwealth, but the county names are still how registries, courts and listings are organised.
