Your home has a story. Let us help you tell it well and plan what comes next, whether you are moving across Naples, returning to New England or heading somewhere new.
New England roots. Southwest Florida possibilities.
From the first thought of a winter home to a move back north, we help you see both sides of the journey. Wherever you are starting, let us help you find your way home.
Start planning your move →Why Bean Group
Bean Group has spent more than two decades helping people buy and sell homes across New England. Florida is a natural extension of that work: many of the clients we serve in New Hampshire, Maine, Massachusetts and Vermont are also weighing a place in the sunshine — a winter escape, a second home, or a year-round move.
Because we know both ends of that journey, we can talk honestly about the differences that matter — how Florida contracts, insurance, associations and closing customs differ from what you're used to up north — and connect you with a Bean Group team member who works the Florida community you're considering.
Already in Florida full-time? You're in the right place too. Our Florida-licensed team members live and work in these markets, and this page is the front door to the communities, listings and local guidance they stand behind.

Counties
County is how Florida listings, property records and tax bills are organized — and in this part of the state it is usually the first filter buyers apply.

Living here
Carrying costs matter as much as price here. Ask early about property insurance — windstorm and flood are typically separate from a standard policy — and get quotes before you're under contract, because they vary a great deal by roof age, construction type and elevation.
A large share of the market is condo, townhome or HOA-governed. Request the association's budget, reserves, rules and any special assessments, and for condos ask about recent structural and reserve studies. Rental and pet restrictions differ building by building, so check them if either matters to you.
Flood zone, elevation and permit history are worth confirming on any property, and homestead exemption and the way assessed value resets after a sale can change your tax picture significantly from what the current owner pays. Your agent, insurer and closing attorney or title company can walk through all of it with you.
General guidance only. For requirements, costs and rules that apply to a specific property, check with your agent, insurer and closing agent, and with the relevant city, county and state offices.
