June 2026 produced strong statewide transaction volume. Single-family closings rose 12.3%, pending sales jumped 24.5%, and inventory increased. Condo closings also grew, though marketing times lengthened and list-price performance eased.

June's Statewide Market Story

June combined more supply with more demand. Single-family new listings increased 10.9%, active inventory rose 10.7%, closings increased 12.3%, and pending contracts rose 24.5%. The median price rose a comparatively modest 1.1%, while dollar volume exceeded $1 billion for the month.

Condominium Conditions

Condo sales increased 11.5% and dollar volume rose 15.0%. The median price reached $447,749, up 4.2%. Inventory was essentially flat, new listings declined 2.4%, and supply tightened from 2.4 to 2.2 months. Days on market increased 26.1% to 29, and list-price performance declined from 101.0% to 99.9%.

What June Meant for Buyers and Sellers

Buyers saw more single-family choices, but the 24.5% jump in pending sales showed equally strong absorption. Sellers benefited from high transaction volume while encountering more competing listings and longer marketing times. Condo sellers faced a market with more closings but slightly more price sensitivity.
