Homes and docks along the Portsmouth waterfront

Start with your everyday life

Choose what matters most.

A downtown routine

Compare Portsmouth, Exeter and Dover. Pick the destinations you would use each week, then check the routes from individual homes.

Explore downtown choices

Time near the water

Start with Hampton and Rye, then include North Hampton, New Castle and Seabrook. Decide whether you want a view, frontage or a convenient public beach.

Explore coastal choices

Space and manageable upkeep

Compare actual lots and homes across your shortlist. Include Greenland, Stratham and Hampton Falls, and weigh usable space against maintenance.

Explore more towns

These are starting points for a search. Homes within the same town can differ substantially in setting, cost and access. Keep your budget, required features and intended use consistent as you compare.

Five places to begin

Compare the setting. Then compare the home.

Portsmouth

Downtown and distinct neighborhoods

Explore Portsmouth

Start with the streets around downtown, then explore the West End and other neighborhoods before choosing an address. The Chamber's neighborhood maps give you a useful way to plan those visits.

For a condo, compare assigned parking, storage, outdoor space and association responsibilities. For a house, weigh the space you gain against the upkeep you take on. Walk the actual route to the places you expect to use.

How much private space would you trade for the location?

Also consider: Dover for another downtown search; Rye or New Castle for a coastal comparison.

Hampton

Beach plans and year-round living

Explore Hampton

Use Hampton Beach State Park as one starting point for exploring the shore, then visit the particular streets where you might live. Decide how frequently you want to reach the beach and how you would get there.

Compare year-round and seasonal use, parking, storage and property condition. With any condo or second home, request the documents that describe occupancy, rentals and maintenance. Visit at more than one time of day before deciding that a location fits.

Is being at the beach essential, or is a short trip enough?

Also consider: North Hampton and Rye for other coastal locations; Seabrook for an additional beach-area search.

Exeter

A riverfront downtown and rail access

Explore Exeter

Exeter's downtown follows the Squamscott River and includes a historic district. The town also has an Amtrak Downeaster stop. Explore the center and the route between a potential home, the station and your regular destinations.

A downtown location and a larger lot offer different daily routines. Compare the actual home's condition, parking and maintenance with a condo's fees and responsibilities. If rail is part of your plan, check the current schedule against your working hours.

Which daily trips should be easiest from your front door?

Also consider: Stratham and Newfields for nearby searches; Dover for another downtown and rail comparison.

Dover

Downtown, the Community Trail and rail

Explore Dover

Dover's Community Trail connects downtown with other parts of the city, including a trailhead at the Transportation Center. Dover is also a Downeaster stop. Use those destinations to orient an initial visit, then test the routes from specific homes.

Compare downtown condos and detached homes using the same budget and maintenance assumptions. A town name alone will not tell you the walk, drive or parking arrangement. Check current trail notices and train schedules when planning a visit or commute.

Would you use the downtown, trail or station often enough to prioritize access?

Also consider: Portsmouth and Exeter for downtown comparisons; Durham, Newmarket and Somersworth to broaden the search.

Rye

Coastal access and the individual property

Explore Rye

Rye's coastal places include Jenness State Beach and Rye Harbor State Park. Decide whether your goal is an ocean view, a waterfront property or access to a public beach; those lead to different searches.

Compare the actual access, usable outdoor space and upkeep for each property. Ask what the listing's waterfront description includes and have the relevant documents reviewed. Include property-specific insurance and maintenance estimates in the budget before comparing homes.

What does being near the water need to mean for you?

Also consider: North Hampton and Hampton for other coastal searches; New Castle and Portsmouth for a different setting.

Put the asking prices in context.

Our first Seacoast Market Brief compares August 2026 single-family sales in these five towns. Read the sales counts alongside the medians, then use recent comparable properties to evaluate a particular home.

Make a visit work harder for you.

  1. Choose two or three towns. Use the same price range, property type and essential features in each search.
  2. Visit specific addresses. Try the walk or drive to your regular destinations. Check parking and outdoor space at the property.
  3. Check the routine you expect. If a train or beach visit matters, check the current schedule, access information and seasonal arrangements.
  4. Compare total ownership. Bring the tax bill, association information, inspection questions and upkeep estimates into the conversation.

Keep nearby possibilities open.

These 16 focus communities are part of the broader Seacoast directory. Use the regional map to explore the full area and follow each town's links to available homes.
