What to know about the Coös County market
This is a large, sparsely settled county, and its towns are far apart. In-town housing in Berlin, Gorham or Lancaster is a different market from recreational land and camps in the North Country, and each is best read locally.
Housing includes older village homes, multi-family buildings, seasonal camps and properties with substantial acreage. Access roads, winter maintenance, heating systems, wells and septic are common practical questions.
If you are selling, buyer pools vary widely between year-round housing and recreational property. A Bean Group agent can review comparable sales for your town and property type before you list.
