Where an association is involved, review the declaration, rules, budget, reserves and any developer transition provisions. The physical appearance of a detached home does not, by itself, establish the form of ownership.

Review timing and cost

Match the contract's completion provisions with your financing and moving plans. Ask about deposits, change orders, delays, inspections, punch-list work and warranties. Obtain your own lender estimate rather than relying on an old advertised monthly payment.

Compare taxes for the completed property, insurance, utilities, association fees and maintenance. If a quoted tax amount is based on land or incomplete construction, ask for an explanation of what may change.

Check the address and approvals

Use Portsmouth's parcel maps and the appropriate municipal records to research the site. Confirm the legal parcel, approved plans and any remaining conditions with the professionals handling your purchase. A marketing name is not a substitute for an address and recorded documents.
