A 55+ community can offer a home and maintenance arrangement that suits your plans, but the label does not establish its amenities, monthly cost, accessibility or care services. Review the community's actual documents and the particular home before comparing it with other New Hampshire housing options.

Read the age and occupancy rules

HUD's housing-for-older-persons regulations explains the federal 55-or-older exemption's core requirements: at least 80% of occupied units have an occupant age 55 or older, published policies demonstrate the intended use, and the provider follows occupancy-verification rules.

That threshold is not a right for an under-55 household to purchase or occupy any available unit. Request the community's current rules on owners, occupants, younger household members, guests, rentals and succession after an owner's death. Have the association and your attorney resolve questions before you rely on eligibility.

Identify what you would own

Determine whether the home is a condominium, a fee-simple property with association obligations or another ownership arrangement. Confirm whether land is included and which structures and areas are privately or commonly maintained. Obtain the declaration, bylaws, rules and relevant agreements.

A detached appearance does not establish freedom from association restrictions. Use the NH condo and HOA document checklist to investigate the legal and financial structure.

Review fees and the work they cover

Request the current budget, financial statements, reserves information, meeting minutes, insurance information and notices of planned work or assessments. Ask precisely what the monthly charge includes: roads, snow removal, roofs, landscaping, water, amenities or other services.

Distinguish the regular fee from special assessments, utilities and work that remains the owner's responsibility. Ask about increases, collection issues and large upcoming projects. A low fee is not, by itself, evidence of low long-term ownership cost.

Inspect accessibility in daily use

Walk the route from parking to the entrance, kitchen, bedroom, bathroom, laundry and outdoor areas. Check steps, thresholds, door clearances, bathroom layout and the practical effect of winter conditions. Ask a qualified accessibility professional to assess changes important to your needs.

Single-level living and age restriction do not guarantee an accessible design. Nor does an active-adult community necessarily provide medical, personal-care or transportation services. Confirm each service and its cost directly.

Build a complete ownership budget

Include financing, property taxes, insurance, association charges, utilities, maintenance and moving costs. Ask the municipality about any exemption for which you may qualify. NH elderly-exemption law includes residency, income, asset and ownership conditions; local amounts and your eligibility need confirmation. Buying a 55+ home does not automatically qualify you.

Compare available homes using current property-level figures. Avoid treating an old statewide average or a promised resale premium as a forecast for your purchase.

Check location and future flexibility

Try the routes to the places you use regularly. Review visitor parking, pets, storage, alterations and rental restrictions. Ask about any application or approval process for a future sale. Choose the setting and obligations that fit your plans rather than assuming every 55+ community delivers the same lifestyle.
