Inspect the home and site

Discuss the home's age, identification, foundation or support system, roof, heating, plumbing and electrical systems with your inspector and lender. Look at drainage, access underneath the home, additions, decks and the documentation for prior alterations.

During a visit, check the parking spaces and outdoor areas allocated to that home. Confirm what you may change and what needs approval. Do not assume a neighbor's shed, fence or extra parking reflects permission for your purchase.

Compare financing and recurring costs

Give the lender the ownership documents and home details early. Ask which financing products are available for that combination of home and land arrangement. Obtain an insurance quote for the specific property.

Build a complete monthly budget using current written figures: loan payment, taxes, insurance, community or land charges, utilities and maintenance. Avoid comparing a home-only purchase price with the price of a house that includes its land without accounting for that difference.
