New Hampshire Housing Market Report — September 2026

New Hampshire's median single-family sale price was $569,900 in September 2026, up 6.5% from a year earlier. The state recorded 1,310 closings, down 0.3%, while homes for sale increased 19.3% to 3,164. Inventory grew alongside a higher median price; those two measures describe different parts of the market.

New Hampshire single-family homes, September 2026

The median matched the $569,900 reported for August, but that does not mean individual home values were unchanged. A monthly median depends on the mix of homes that closed. September's average days on market rose from 27 to 32, while months supply increased from 2.6 to 2.9 compared with a year earlier.
Through September, 9,492 single-family homes had closed, up 4.2% from the same period of 2025. The year-to-date median was $563,275, up 4.3%. These longer-period figures provide context for a single month's results; they are not a forecast or an appraisal.

Rockingham, Strafford and the Seacoast
Rockingham County recorded 277 single-family closings, down 0.4%, with a $680,000 median, up 2.3%. Its average days on market increased from 24 to 31. Through September, the county's 2,065 closings were up 7.4% and its $685,000 median was up 1.5%.
Strafford County recorded 108 single-family closings, down 6.9%, with a $525,000 median, up 0.5%. Its average days on market fell from 25 to 24. Year-to-date closings were 805, down 1.0%, while the $535,000 median was up 2.9%.
Both counties include communities beyond the coastal towns. A county median is not a Portsmouth, Hampton, Exeter, Dover or Rye price estimate. The September Seacoast brief compares those five towns and explains why a small monthly sample can differ sharply from year-to-date results.

New Hampshire condos, September 2026
NHAR's condo category has its own sales and inventory figures. Do not combine these with single-family medians or use them as town-level condo statistics.

Through September, 3,321 condos had closed statewide, up 4.1%, with a $425,000 median, up 0.7%. In September alone, Rockingham County recorded 126 condo closings and a $515,250 median; Strafford recorded 22 closings and a $382,500 median. Their monthly medians rose 3.2% and 7.7%, respectively, compared with September 2025. These county figures describe different sets of properties and associations.
Using this report for a move
If you are buying: compare current listings with recent sales of similar properties in the same town. Inventory growth can widen the options you see, but it does not establish how much room there is to negotiate on a particular home. For condos, include association fees, reserves, rules and maintenance responsibilities in your comparison.
If you are selling: start with recent comparable sales, current competition, condition and your moving timeline.
