New Hampshire Housing Market Report — August 2026

New Hampshire's median single-family sale price was $569,900 in August 2026, up 3.6% from August 2025. The state recorded 1,381 closings, up 1.6%, while the number of homes for sale rose 18.7% to 3,055. Homes took an average of 27 days from listing to an accepted offer, compared with 25 days a year earlier.

This report follows the New Hampshire REALTORS® August Monthly Indicators, with data current as of September 5, 2026. Monthly comparisons below are against August 2025; year-to-date figures cover January through August. These are closed-sale and inventory statistics for a defined period, separate from today's live listing results.

What happened statewide

More single-family homes were listed and available for sale than in August 2025, while closings and the median price also increased. Months supply rose from 2.5 to 2.8, and average days on market increased from 25 to 27. These figures describe different parts of the market: a larger selection of listings does not mean that prices moved in the same direction in every county.

Through August, New Hampshire recorded 8,177 single-family closings, up 4.9% from the same eight months of 2025. The year-to-date median was $560,000, up 3.7%, and sales volume was $5,489.6 million, up 11.4%.

County detail

Hillsborough and Rockingham: Hillsborough recorded 352 closings, with a $566,500 median and 16 days on market. Rockingham recorded 262 closings, with a $702,500 median and 23 days on market. Hillsborough's median was 3.2% below August 2025; Rockingham's was 1.9% above it.

Lakes and mountain counties: Belknap's 116 closings were up 28.9%, and its median rose 20.3% to $613,500. Grafton recorded 114 closings, up 35.7%, with a $475,450 median. Carroll's 89 closings were down 21.9%, and its median was $551,000, down 3.3%. A county median describes that month's mix of closed properties, not the change in value of an individual home.

Central, western and northern counties: Merrimack's median was $532,500; Strafford's was $585,000; Cheshire's was $410,000; Sullivan's was $473,750; and Coös's was $225,000. Use the county links above to compare communities and browse homes within each market.

Condos and townhouses

The condo category had a different August result: 420 closings, down 3.2%, and a $434,900 median sale price, up 4.3%. Inventory was 849 homes, up 3.0%, with 2.3 months of supply. Average days on market rose from 29 to 38. These figures should not be combined with the single-family table when comparing property types.

Days on market measures the average time from listing to an accepted offer. Median sale price is the midpoint of closed-sale prices and excludes adjustments for concessions or downpayment assistance. Published percentage changes use rounded figures; the statewide county summary and Local Market Updates can therefore show slightly different rounded volume changes. Each table retains its own source's values. Small samples can produce large percentage changes, and later reports may revise earlier counts. The July report remains a historical account of that release; it has not been overwritten with August data.
