New Hampshire Housing Market — Q2 2026 Recap
The spring market did what spring markets are supposed to do. New Hampshire recorded 3,447 single-family closings in the second quarter of 2026 — April's 907, May's 1,142 and June's 1,398 — with the median price climbing each month from $565,000 to $585,000.

What the quarter showed
Three things ran together through the spring, and they are usually in tension.
Prices rose — the median gained 4.6%, 4.5% and 5.4% year over year across the three months.
Speed increased — days on market fell from 36 in April to 24 in June, and every month beat its 2025 equivalent.
Supply grew — inventory ended April up 13.9%, May up 15.1% and June up 16.2% year over year.
A market that adds 16% more listings while selling them faster and for more money is a market with real demand underneath it, not a market floating on scarcity.
Sellers collected above full list price in all three months, peaking at 101.3% in June.
County themes
Rockingham County ran the strongest quarter in the state: closings up 11.4%, 9.3% and 10.5% across April, May and June, with the median moving from $690,000 to $698,000 and volume up roughly a fifth every month.
Hillsborough County was the fastest market in New Hampshire, reaching 17 days to agreement in June. Price growth cooled through the quarter, from 4.5% in April to 2.1% in June.
Strafford County kept the state's price-growth lead: up 10.1% in April, 12.0% in May, 13.1% in June.
Merrimack County was the quarter's laggard on volume, with May closings down 1.6%, but improved sharply on speed, from 31 days in April to 21 in June.
